Toronto Home Maintenance Checklist: What to Do Each Season

A practical Toronto-specific home maintenance checklist for every season — what to check, when to check it, and when to call a handyman.

Toronto's weather is extreme by Canadian standards. Hot and humid summers, harsh winters, and dramatic spring/fall transitions put real stress on homes. A little preventive maintenance each season saves significant money in emergency repairs later.

Here's a practical, Toronto-specific checklist organized by season.

Spring Checklist (March – May)

Spring is the most important maintenance season in Toronto. After months of freeze-thaw cycles, winter reveals whatever wasn't properly maintained.

Exterior:

  • [ ] Inspect the roof for missing or lifted shingles (binoculars work fine, don't climb up yourself)
  • [ ] Clean gutters — they'll be full of fall leaves and winter debris
  • [ ] Check downspout extensions — ensure water drains away from the foundation
  • [ ] Inspect window and door caulking — freeze-thaw breaks it down every year
  • [ ] Check the driveway and walkways for winter cracks — fill before they expand

Interior:

  • [ ] Test smoke and carbon monoxide detectors — change batteries
  • [ ] Run water in infrequently-used sinks and toilets to clear any stagnant water
  • [ ] Check basement for any signs of winter water intrusion
  • [ ] Schedule HVAC service before summer cooling season begins

Handyman tasks:

  • Recaulking windows and doors
  • Patching drywall damaged by winter condensation
  • Fixing any doors that have swollen, shifted, or stuck

Summer Checklist (June – August)

Summer is lower-stakes for structural maintenance, but good for outdoor improvements.

Exterior:

  • [ ] Inspect deck or balcony boards — look for rot, loose fasteners, and splinters
  • [ ] Check fence posts for heave or lean from frost
  • [ ] Look for wasp nests in eaves (easier to treat early in the season)
  • [ ] Clean dryer vent exterior cap — lint buildup is a fire hazard year-round

Interior:

  • [ ] Check window screens for tears — prevents insects from entering
  • [ ] Test and run bathroom exhaust fans — high summer humidity makes these critical

  • Wall mounting TVs and shelves (great time for indoor projects)

Fall Checklist (September – November)

Fall is your preparation window before the Toronto winter hits. Don't skip this.

Exterior:

  • [ ] Clean gutters after leaves fall (mid-November is ideal)
  • [ ] Disconnect and drain garden hoses — frozen hoses can burst interior pipes
  • [ ] Inspect weather stripping on all exterior doors
  • [ ] Have furnace serviced before first use of the season
  • [ ] Check attic insulation — a cold attic prevents ice dams on the roof

Interior:

  • [ ] Reverse ceiling fans to clockwise rotation (pushes warm air down)
  • [ ] Check windows for drafts — weather strip or recaulk as needed
  • [ ] Test garage door auto-reverse function (safety requirement)
  • [ ] Stock up on ice melt — but avoid salt near concrete, which causes spalling

Handyman tasks:

  • Weather stripping replacement on exterior doors
  • Caulking around windows before the cold arrives
  • Any interior projects that need to be done before holiday entertaining

Winter Checklist (December – February)

Toronto winters average -7°C in January, with regular dips to -20°C. Pipes, heating, and drafts are the main concerns.

Immediate priorities:

  • [ ] Know where your main water shutoff is (essential if a pipe bursts)
  • [ ] Insulate pipes in unheated spaces (crawl spaces, attached garages)
  • [ ] Keep cabinet doors under sinks open during extreme cold to allow warm air circulation
  • [ ] Monitor for ice dams on the roof edge after significant snowfall

Ongoing:

  • [ ] Keep the thermostat above 16°C even when away — prevents pipe freezing
  • [ ] Check that exterior vents (furnace, dryer, range hood) are not blocked by snow
  • [ ] Watch for condensation on windows — indicates humidity or air sealing issues

Good winter indoor projects:

  • Furniture rearrangement and assembly (new IKEA delivery? Book assembly now)
  • Touch-up painting in lower humidity (winter air is drier — paint dries faster)
  • Organizing garages and storage areas

The Rule of Thumb

DIY: Anything that's cleaning, inspection, or replacing a consumable (batteries, weather strip, caulk, light bulbs).

Hire a handyman: Anything that requires tools you don't own, a second person for safety, or where the quality of the result matters for resale or water intrusion.

Call a licensed trade: Anything involving electrical panels, gas lines, structural repairs, or major plumbing.
